Tangier spent half a century between two lives. The international zone closed in 1956, the new port took thirty years to find its footing, and the city lived as a kind of beautiful footnote — written about by Paul Bowles, photographed by William Burroughs, then forgotten by the market.
That ended in 2018. The Al Boraq high-speed rail put Tangier at 2h10 from Casablanca. The Tanger Med port — the first container terminal in Africa, now in the top fifteen worldwide — rebuilt the economic gravity of the whole strait. The old port was reclaimed as a marina, 120 new berths, a half-mile of promenade. And the quiet happened: the city stopped being a footnote.
Today Tangier has the infrastructure of a European regional capital and the price points of a Mediterranean town. Lisbon pulled the same trick between 2012 and 2019 and prices doubled. Tangier is, by almost every measurable indicator, somewhere between 2014 and 2016 Lisbon on that curve — with the added wildcard that it speaks four languages and sits 14 kilometres from Spain.
The buyers arriving in the last eighteen months are split in three: French and Belgian retirees downsizing into a coastal pied-à-terre; Spanish and German investors treating Tangier as the overlooked leg of a Marbella-to-Lisbon triangle; and a younger wave of remote professionals, mostly from Paris and Berlin, who bought an apartment in Marina Bay because the rent on a three-bedroom in their own city had become untenable.
